Before I begin I wish to point out that I am not usually one to have the time nor inclination to write reviews, although perhaps I should do more often.
The S.E.C.U.R.E Property Development Program came to my attention as a result of listening to a property webinar with guest speaker David Holloway. I have previously spent the last 6 years investing in property, refurbishing property and working on smaller property developments.
I have spent large amounts of money on some well known property training courses along the way but unfortunately never really found anything that fulfilled the information and knowledge I required to progress my property development and land acquisition journey based on the position I was in. Most unfortunately though, they each lacked the critical aspect that was “support” from a mentor. I was beginning to wonder whether my ambitions were unobtainable and would never actually materialise unless I was prepared to throw myself into the unknown and risk losing everything. This of course was something I did not feel at all comfortable with.
I continued to consume as much property development related material as I could, in the vain hope I would ultimately find myself in the position I desired. I had made it a priority to listen to the much anticipated webinar David was presenting on my long drive back from a weekend in Sandbanks. I hadn’t heard of David Holloway at this point but the content of the webinar and David’s background to me was intriguing enough.
During the webinar David had mentioned from the start that he would introduce his training program but this would not be a “hard sell” and it wasn’t! This alone was refreshing enough from what I have experienced over the years. One of the main things I was able to recognise during the webinar was that David wasn’t just somebody who “talked the talk” like so many others I have come across in this industry but instead, somebody who has already to a great extent and still very much is “walking the walk”.
As a result I decided to have look at the course in further detail and booked a call with David before I committed to yet another training course! Firstly, I was shocked at the small financial commitment involved in order to enrol on this program considering I had previously spent up to £12,000 on one of the aforementioned property training courses prior that point. Without much hesitation I committed to join.
I can honestly say that making the decision to join the S.E.C.U.R.E Property Development Program with David is probably “THE” best property decision I have ever made. I am only 54% through the course content as I write this and have been blown away by it and by the way in which the content is delivered with such detail and with the vast, well thought out supporting documents. This was the exact course I was looking for all along and didn’t know existed!
It’s no exaggeration that up until this point I had no idea of how to take that next step in progressing my property development journey and by the time I had completed a mere 19% of the course content, I had found a site I would not normally have looked twice at, largely due to thinking it would be infeasible. This site would allow for the construction of two new houses on the land at the rear and the conversion of the existing dwelling back into two houses. This scheme had a net profit of over £250,000.
From what I had learnt in just a matter of weeks from just a small percentage of the course content, I was able to understand and appraise the scheme, ensuring all figures were correct. I was able to find a way to access the vendor directly and liaise with them over coffee, presenting to them both my offer and heads of terms that suited all parties whilst protecting my investment and understanding the land value that the vendor was more than happy with. I was able to confidently obtain an offer letter for the development finance based on the appraisal figures and profits of the scheme and after stress testing it I had established other exits to strengthen my position. This scheme occurred unexpectedly and within such a short time period once I found myself open to finding such developments opportunities. None of the above would have been possible without the help of David and the program.
I must at this stage point out that after much of my time spent on this deal, in the 11th hour prior to it being secured solely for me, a big developer responsible for the development of 214 new houses just a matter of miles away, unfortunately appeared out of nowhere showing great interest. This was after months of this property being on the market and just hours before my heads of terms were agreed and signed. Needless to say despite my best efforts, they were bigger, established and had the financial clout to complete within 28 days as cash buyers so I lost the deal! My point here though, is after I had licked my wounds I reflected upon the fact that, just weeks before I would have had much less of an idea of how to even get to that point confidently and almost secure a development deal of that scale . To reiterate, this was after just 19% of the course content and the unexpected (based on previous training courses) level of support from David.
I am now 54% through the program and still haven’t actively started looking for development sites yet as I am committed to completing the content first so that I am armed with as much available knowledge and then that becomes my priority. However, I have been able to recognise opportunities I wouldn’t even have noticed or known how to strategically approach and as a result have another two potential, extremely profitable schemes in review.
I suppose it all just seems to have clicked into place, through what I have learnt from David and the program in a short period of time and what seemed the impossible, I believe is now very much possible!
It is by far the best property training course I have come across to date and it was compiled by David during lockdown. In case you are now wondering this, David does not make his living from his training which is why I feel fortunate enough to have the opportunity to access it.
I will bring this review to an end by suggesting that If you are longing to venture into property development or even take your existing property development to the next level with confidence, providing you are willing to learn, understand, take the necessary steps and action, then I cannot recommend this course enough. The professionalism, structure, support and value is second to none.
